When post-construction indoor air monitoring indicates that there is a potential gas/vapor intrusion (VI) condition, all eyes turn to the engineer that designed the vapor intrusion mitigation system (VIMS). It is therefore incumbent upon the design professional to not only design a well-functioning VIMS but also to prepare and implement a robust quality assurance program, which typically begins with the preparation of a Construction Quality Assurance Plan (CQAP). Even then, the importance of regular field visits to observe the installation of the VIMS components cannot be overstated. This presentation will provide a series of examples from completed projects that illustrate a variety of failures and near-misses, ranging from poor design choices to contractor errors that resulted in or had the potential to result in sub-par VIMS performance. The examples presented not only reinforce the importance of regular field visits by the VIMS designer but also provide a practical framework for CQA field visits.

Sigrida Reinis, PhD, PE
Senior Associate, Langan Engineering and Environmental Services Inc.
Dr. Reinis is a Senior Associate with Langan Engineering and Environmental Services Inc. and lives and works in the San Francisco Bay Area. She holds Bachelor of Science, Master of Engineering, and Doctor of Philosophy degrees in Civil Engineering from the University of California at Berkeley. Sigrida is a Professional Engineer in the States of California and North Dakota and is a licensed General Engineering Contractor in California. With over 30 years of design and construction oversight experience, Sigrida is the technical leader of the gas and vapor intrusion mitigation and monitoring practice for Langan in California, supporting projects ranging from quarter-acre brownfield redevelopments for affordable housing to landfill redevelopments for multi-tower office campuses. In addition, Sigrida leads the probabilistic cost estimating and decision analysis practice for Langan. She also has provided peer review services as well as litigation support and expert witness services for both construction and environmental engineering cases.
Nick Mjolsness
Senior Technical Sales Manager, Land Science
Nick Mjolsness is a Senior Technical Sales Manager of the Land Science® division of REGENESIS, Inc. Nick’s role includes providing technical support in the design and installation of TerraShield, Nitra-Seal, MonoShield and Retro-Coat vapor mitigation systems, and educating the environmental community on advancements in vapor intrusion barrier technology, implementation, and quality control by making presentations to environmental firms, regulatory agencies and developers. Nick is a technical sales expert with years of experience in vapor intrusion (VI) mitigation, specializing in assisting clients with solutions for the redevelopment of brownfield properties. Nick has been actively involved in VI mitigation projects across the US and offers a high level of service and support to his clients. Nick earned a Bachelor’s of Arts Degree from DePaul University in Chicago, Illinois.
